Management Fee: Starting at $95/month

Leasing Fee: 80% of the first month's rent. Paid for new tenants, this fee covers marketing of your property online, and on several advertisement websites,  MLS, as well as 800 number recording. Sign and lock box provided at property. This fee is also used to cover lease commissions to real estate agents involved in showing and finding qualified tenants. We also use it to process all rental applications from future tenants (full background check, credit report check, income and employment verification, rental history verification), and drafting lease contracts.  Properties Tree Realty has managed in the last year have had less than three days vacancy loss;  we market and find new qualified tenants in record time.

 

Lease Renewal Fee: $300.00 flat fee charged at the time of renewal.  Covers managerial/administrative costs related to drafting, coordinating, and finalize lease renewals.  We run Comparative Market Analysis (CMA) completed 60 days prior to a vacancy, and send our owners/investors a detailed report and advise on renewal increases to maximize your investment.

 

Maintenance Service Fee: FREE, or 10% of one month's rent for repairs that are above and beyond normal /regular maintenance.
